After peaking a few months ago, the number of listings is now dropping as expected with seasonal patterns. Inventory Trends At the start of January, active listings have decreased compared to last month, which is typical as January usually marks the yearly low point for inventory. This creates an interesting scenario: buyers are entering the market eager to achieve their 2026 goals after the holiday season. Currently, Austin has 2,128 active listings . My Thoughts on Gratitude

Hola beloved friends and family! One week ago at this time, I was just getting out of surgery. Now that I’m feeling a bit better, I wanted to send you an update. Over the past several weeks, I’ve felt an overwhelming sense of gratitude for all the love and support I’ve received. Thank you—for stopping by to help with curtains, for listening, or for simply texting to let me know I was on your mind. I’ve been reading Lance Armstrong’s book “It’s Not About the Bike,” and there’s a quote from early in his cancer diagnosis that struck me: “You don’t know it yet,” a fellow cancer patient wrote to him, “but we’re the lucky ones.” I think that quote refers to the growth and lessons these kinds of experiences can offer. While it’s not entirely clear yet what this will mean for me, I already know I’ll look back with a similar perspective.
